Dubai tenants receive notices from landlords to remove partitions as municipality crackdown begins

Tenants across Dubai have begun receiving notices from their landlords and property management companies, instructing them to remove unauthorized partitions within their rented premises. The move follows a directive from Dubai Municipality strictly prohibiting such partitions in residential units.

A notice issued by Ibrahim Nasser Rashid Lootah Properties, one of the landlords in Dubai, has warned tenants that they have one week from the date of receiving the notice to dismantle all partitions installed in their rented spaces. Failure to comply, the notice states, will result in the termination of the tenancy contract and may lead to further legal action.

The notice, dated May 9, 2025, reads: “As per directive received from Dubai Municipality, please be informed that partitions within rented premises are strictly prohibited. You are hereby given one week from the date of receipt of this notice to remove all partitions.”

Dubai Municipality’s regulation against partitions is part of its ongoing efforts to ensure the safety and proper use of residential spaces across the emirate. The measure is also aimed at addressing overcrowding and maintaining the structural integrity of buildings.
