Dubai’s Jebel Ali Racecourse site to become a network of urban islands by 2026

A sprawling new urban neighborhood will soon transform the area surrounding the Jebel Ali Racecourse, with construction slated to begin in 2026. The project, covering 5 square kilometers, will feature interconnected urban islands centered around a lush, expansive park, blending greenery seamlessly into the cityscape.

Residents of this revitalized community will enjoy a pedestrian-friendly design, allowing them to access essential services, recreational areas, workplaces, and social hubs within a five-minute walk. This approach aligns with a masterplan developed by A.R.M. Holding in collaboration with the globally renowned architecture studio Pegg-Bjarke Ingels Group.

The neighborhood’s design draws inspiration from traditional architecture while promoting a dynamic mix of uses, including support for small and medium-sized enterprises in food, retail, arts, and equestrian activities. Beyond aesthetics, the project aims to foster a healthy, active lifestyle among residents, encouraging daily movement and community interaction.

“Our partnership with the Pegg-Bjarke Ingels Group embodies a true translation of A.R.M. Holding’s core values of creativity, integrity, and flexibility,” stated Mohammed Saeed Al Shehhi of A.R.M. Holding. He emphasized the vision of creating spaces that enhance human connections within a diverse community of over 200 nationalities.

Architect Bjarke Ingels highlighted the transformative vision of the project, describing it as “a group of interconnected urban islands within a green oasis.”

With 17 measurable key performance indicators guiding the project, the new neighborhood aims to deliver tangible benefits in public health, environmental sustainability, economic growth, and community well-being.
